Lease at Stable Court

A Deed of Variation to the lease was entered into during 2015. This added a clause to the end of the seventh schedule such that the Tenant (i.e. leaseholder) could require the Lessor (The freeholder/Management Company/Landlord - all one and the same)  to enforce the covenants in the lease made by another tenant provided that the Tenant requiring the enforcement indemnify (agree to pay the costs) of the action.

Freehold Title:

The freehold title including Dudley House and the grounds to the rear was transferred by Mary Cook to John and Sally Cook in October 1980.

The area of land comprising 12 properties and 8 car parking spaces was transferred by Mr & Mrs Cook to Stable Court (Wootton Bassett) Management Company Limited in December 1984. The four properites without demised car parking spaces own garages an an adjacent area to the site accessed by the private access road outlined in brown on the plan attached to the conyeyance. The owners of the garages and the properties at Stable Court with demised parking spaces are together obliged to pay 16/18ths of the cost of the upkeep of the road to the freeholder of Dudley House. The members of Stablecourt (Wootton Bassett) Management Company Limited have an obligation under the terms of the lease to pay a contribution of 12/16ths of the maintenance costs in respect of the access to the car parking spaces demised with the flats marked in green on the conveyancing plan. This freehold title does not appear to have been registered with the Land Registry

The Freehold of the vehicular access way is owned by Dudley House (Wootton Bassett) Management Company Limited.
